The real estate in our country starts in the middle of the 1980. Through only 20 years the real estate has obtained quick development become the nation "fifteen" programming and the mainstay industry in the developing of the nation economy over a long period of time.Along with the progress that the real estate turn in market and the competitions become worse, if the real estate enterprises want to stand firmly in the market, they must enhance their own core competition ability, especially with a view to the research of the connection between market and customers, the ability of valid orchestration on resources. When the real estate company effectively orchestrate those bennefitseses relatedly resources (such as sub company) and original material resources (building materials etc), they cannot deviate the invitation public bidding which is an important means to choose and integrate. Evaluating is the important tache in the invitation public bidding.The thesis simply introduces the general situation of the A real estate company, the status of the organize framework firstly. Through the analysis of the inner and exterior environment of the A real estate company, the advantages and disadvantages incompetition, the thesis point out that evaluating is one of the core competition abilities. Secondly, discuss the importance of the evaluating in general real estate and its principles together with the procedures. Embody the procedures and the characteristics of evaluating through an example: one mark segment of the "Xi Yuan" item of A real estate. In the evaluating of the "Xi Yuan" item ,they use the ration colligation method .In order to expatiate how to use the evaluating methods ,the paper evaluate the "Xi Yuan" item in the way of the Single-item method the complex mark bottom method two stages method the engineering worth method separately . Then compare the methods, point out the advantages and disadvantages of each method. Lastly, bring forward to exert the modern mathematics method namely AHT to evaluate the item. Compare with the traditional methods, AHT is a method through the person's calculation to educe the power value that according to the things they opposite importance .It reduces the influence of the artificial factors and takes on more science.
