| This research according to the basic theory of agricultural land value evaluation,in accordance with the "regulations of farmland grading"(GB/T 28405-2012)and "regulations of agricultural land valuation"(GB/T 28406-2012),technology route and technology method,on the premise of do a good job in basic data survey finishing work,in the process of calculating the integrated use of GIS and SPSS software analysis data,using the rules given in the technical route and method,combined with the practice to carry out the work,Huangshan district,for example,set up evaluation index system of agricultural land grading,perfecting agricultural benchmark land price assessment process,to conduct research on the evaluation of agricultural land base land price.The following achievements were obtained:1.Completed the pilot work of farmland quality grading and agricultural land appraisal in Huangshan district,and obtained the data results of agricultural land grading and appraisal in Huangshan district.With reference to the agricultural land valuation procedures stipulated by the technical route and method,set up reasonable specification technical procedures,mainly by using the sample average method and grading index model method to evaluate Huangshan district agricultural benchmark land price,the final Huangshan area of farmland can be divided into four levels,and paddy field,dry land in accordance with the two types respectively with the benchmark land price.2.Established agricultural land grading evaluation index system and grading evaluation implementation plan.In the process of collecting the grading data of agricultural land,two systems of the evaluation results of agricultural land and the grading rules of national agricultural land are applied.By comparing the contents of the two systems,the results of the evaluation of cultivated land and land use by the ministry of agriculture are used for reference in the aspect of natural factors.In terms of social and economic factors,factors influencing the quality of agricultural land and their weights are obtained through the investigation of foreign industries and the data provided by the local government and the comprehensive development situation of the region.Finally determined to select the following factors: effective soil layer thickness,soil texture,soil pH,soil pollution,soil erosion,soil nutrient conditions,altitude,gradient,slope direction,type of water,irrigation assurance,drainage condition,field road,farming,farming equipment,field size,field shape,use way,cultivated land per capita,central town close,road access.3.Based on the above data,the land price model of agricultural land in Huangshan district was established.Of the agricultural land valuation procedures specified in the five types of model screening,grading unit average relationship between land price and the grading index model is set up,according to different land types were compared,finally determine the paddy field and dry land types of polynomial land price model. |
