The benchmark land price is a kind of government legal publicity of land price, is theaverage price of land for a certain time point a piece of homogeneous regions within the datareflect, which can reflect the homogeneous region space of the development of land marketand land price distribution. Therefore updated benchmark premium timely not only accurateand efficient for the government to adjust the price,but also to ensure the healthy and stabledevelopment of the land market and the rational allocation of land resources. By using themethods which qualitative and quantitative in the calculation to get the results obtained from2002to2007, Zhangqiu city urban land price changes,can provide the basis for localgovernments, land evaluation and land leasing.Taking the city urban land of Zhangqiu in2002and2007as research object,starting fromthe impact of land quality natural, economic, social and ecological environment,using themulti-factor comprehensive evaluation method,different lots of land quality, which dividedthe urban land in Zhangqiu city into5grades.In my research,I used market transaction dataand land use data, various methods of Delphi, income capitalization method, grid method, tocalculate the coefficient of land premium level benchmarks and the level of premiumcommercial.Finally calculated the urban land price changes in Zhangqiu city during2002to2007, provide the basis for local governments to doing land evaluation and land leasing.The results showed that compared with the2002level of land area of Zhangqiu city in2007, level4and level3increased respectively by217.43%and232.19%;while level2increase in30.75%,level1only increased1.83%.By comparing with the actual situation,Ifound that land classification results with real basic is very consistent, therefore, this paperuses Delphi method in land classification is suitable for Zhangqiu city.And the evaluationresults of urban land area in Zhangqiu showed that,By comparing with the actual benchmarkpremium grade,the area proportion with grade4、grade3、grade2and grade1is56.54%、33.45%、7.71%and2.42%, among them level1and2accounts for a smaller proportion,while level3and4accounts for a big land area proportion. The highest level benchmark landprice is the commercial land for840yuan/m2, followed by the level of residential land for630yuan/m2and two business with560yuan/m2, the lowest is in four grade is152yuan /m2.I found they are basically the same.So we can concluded that this article used theintegrated grading method and correction system in benchmark land price updating is suitablefor Zhangqiu reality.
