The Study On Beijing Housing Industry

ABSTRACT:The housing construction has developed very quickly since the reform and opening up, which promotes the social and economic development and improve the living quality effectively. But housing construction is still not out of the extensive development mode, which is manifested mainly in low efficiency, low technological contribution and large energy consumption, etc.. Housing industry is a important way to promote the healthy development of China's housing construction, and an inevitable trend by the way. Housing industry has occupied an important position in foreign countries'housing construction in, and is not a new subject in China's theoretical circles. There are also some leader enterprises of great courage to practice the housing industry. But on the whole, the housing industry in China's housing market is still less than 10%, and the gap is large compared with developed countries. Therefore, it is necessary to analysis the factors which restrict the development of the housing industry, and explore strategies to promote the rapid development of the housing industry.This paper introduces the housing construction and housing industry-related theories, start and current situation firstly, as well as the implication of basic situation and development of the housing industry in foreign countries for China. Then it uses SWOT to analyze the situation about Beijing developing housing industry. This paper uses industry value chain theory, expected to open up and extend the four major chains of housing industry:real estate development, housing component integrating, housing construction and technology and service, and penetrate them through policies or rules, to strengthen the cooperation and competition among the enterprises in the industry chain, avoid forming a "shortcomings" to impede their development. At the same time, will also facilitate the standard setting and the implementation of government policies, to promote the development and expansion of the whole industry chain, and improve the social influence, thus promoting the housing industry's leap development in Beijing.
