Since real estate is defined as the pillar industry of China, the rising price of the real estate has became the topic everyone concerned. In 2004, land policy is positioned as the most important means of macroeconomic management by the State Council and the Ministry of Land is positioned as a macro-management. It stands the land control in the real estate macro control start to play an irreplaceable role in the long-term. Therefore, studies on the regulation of land management conducted by the real estate macro control are of great significance in stabilizing the land market and promoting a reasonable price to the normal direction. The paper mainly research on the regulation of land in the real estate macro control. It starts with the regulation process and formation mechanism of the real estate price and studies the land-based regulation of real estate macro control. The main contents are as follows :Firstly, the paper summaries the theory and the practice of the land control based on domestic and international real estate macro control and analysis problems and their reasons remain in the regulation of land in the real estate macro control.Secondly, the paper analysis the process of land-based regulation of real estate prices through the study of the concept of the land-based regulation and real estate macro control from the regulation of land prices, land reserve system control, regulation of the land transfer system and the land tax system. After that, the paper research on the factors affecting the real estate price, establishes part of the real estate macro control model based on land control by using system dynamics and do some simulation.Thirdly, the paper analysis targets of land-based regulation of real estate macro control according to the operational characteristics of the real estate land control, evaluate the effect of the real estate macro control based on land regulation, establish the real estate macro control evaluation index system by using the method of backtracking and AHP and evaluate the land-based macro-control effects in the real estate market by using Grey evaluation method and data of 16 cities in China.At last, the paper integrates the land policy in the real estate macro control, analysis the continuity of policy in the real estate macro control. At the same time, the paper studies the phenomenon of the land financial and points out its problems and recommendations. The paper also proposed solutions for land control in the real estate macro control by learning from the land management experience in foreign countries and a variety of existing land policy and focusing on the unique nature of land control in the real estate market in China.
