In recent years,real estate industry has developed rapidly and has become the important industry of national economy in China.At the same time real estate has also led to the development of its industrial chain related industries,such as construction materials,iron and steel,household products,etc.But there are some problems of real estate appeared during the period of time,such as imbalance between supply and demand,prices so high that exceed people's purchasing power,and the vacancy rate of commercial residential building remain high and so on.In order to solve the problems of the real estate market,achieve the goal of home ownership,the Chinese government issued a series of monetary policy,tax policy,land policy to suppress the excessively rapid growth of real estate and guide the prices reasonable return and guide it development towards healthy direction.The effect of the implementation of several rounds of regulatory policies,however,are not satisfactory.In the process of the new normal and deepen the reform of economic,the government how to use policy to deal with the those problems appeared in the process of development,then guide the healthy development of real estate.Zengcheng zone as a part of Guangzhou which is one of the four areas that the national policy is the most severe also even more.In order to supply strong an effective real estate regulation policy,this paper study the present situation of Zengcheng zone's real estate,especially housing market.Firstly,this paper comprehensively analysis the related concepts relating to real estate regulation of real estate and residential real estate,and describes the concepts of real estate regulation and regulatory purposes,and introduces the theoretical basis of public policy and government regulation of real estate regulation.Secondly,in order to analysis the present of real estate of Zengcheng zone,this paper from three main areas of investment,market prices and supply and demand to respectively analyses the current developments of its real estate market,especially residential market from 2011 to 2016 by way of quantitative and qualitative analysis.Through the analysis of the main problems of Zengcheng real estate market,especially residential market are summarized,then the cause of these problems are analyzed.The paper further analyzes the influence of monetary policy,tax policy and land policy on the Zengcheng zone real estate market.Finally according to the results of this paper,in terms of policies on the development of Zengcheng real estate market made a corresponding proposal.
