The Study On Exploitation And Layout Of Urban Complex

Along with the regional economic development, the city scale continues to expand and the urbanization propels fleetly. At the same time the city develop rapidly, the urban problems such as environmental pollution, traffic jams, central city decadence, imbalance of supply and demand of land appear and become the constraints of urban sustainable development. As an intensive, regional real estate exploitation pattern, urban complex emerges as the times require, its strength such as land intensivism, function composition, dimensions bulkiness, the powerful regional radiometric force and the massive socioeconomic performance prompt many cities to speed up the exploitation and layout of urban complex.However ,the exploitation of urban complex in reality is often Insufficient proof in prior period and urgent for the result, and the spatial layout is lack of systematic, which result in the project value is difficult to optimal exertion and the handicap to provide proper support for regional development, also the relevant theoretical study has long way to go. Based on the relevant research, this paper is directed to the exploitation and layout, which is two important aspects for the urban complex, and though the case analysis and the local survey methods,it study the overall exploitation condition, the composition of functional exploitation,the exploitative hierarchy, the space structure, the coordination of space layout and the regional layout strategy, then carry on the practical test taking Jinan as a case.Through the research, the main conclusions which could be drawn includes : the exploitation conditions of urban complex consists of the urban economy, the location condition, the enterprise capacity, the market supply and demand and the government policy, and which is the prophase of the exploitation of urban complex. The composition, the interaction and the exploitative combination of the functional elements is the foundation of the exploitation of urban complex orderly. Meanwhile,the urban complex should enhance the coordination of the economic, social and cultural values , and play the driving role for the region value,not only to its profitability.For the single project layout of urban complex,it should search the suitable overall spatial structure and the function spatial structure, which have different features and situation. Moreover, the single project layout should organize the function spatial structure effectively and coordinate with the regional whole functions and the urban landscape. Based on the characteristics of different urban areas, the regional layout strategy of urban complex mainly includes the layout at the core district, the important district and the suburban district, for that the layout of urban space could be sensible and the the waste of resources be reduced effectively .The paper choose the Jinan City as the study area, it totally analyses the urban complex and chooses the Wanda Square and study it as an individual case. Overall, the exploitation situation of the urban complex in Jinan is favorable and the layout is suitable. However, the difference between the projects is not obvious and the Traffic Impact is not considered fully.
