Research On The Driving Mechanism Of Urban Tourism Real Estate Development

Academia and industry areas both very care about the tourism real estate topic currently, which have been researched by many scholars. The existing research results relating to the tourism real estate development driving issue have some shortages, like the content is scattered, the methods emphasis on qualitative analysis and the conclusions emphasis on theoretics but lack of maneuverability. Truly comprehensive and systematic research on the driving mechanism of urban tourism real estate development has not yet appeared. Based on the literature review and theoretical analysis, this paper considers that pursuit of interest, market demand, policies and regulations, media communication, tourism resources, urban development, integrated innovation are the main factors driving the development of urban tourism real estate. And then the power system of urban touriam real estate development is constructed with integrated methods such as systems analysis, based on the principal components factor analysis and canonical correlation analysis. Focusing on issues such as the system structural framework, the system features and functions, the system operation mechanism, causal relationship between subsystems and major feedback loop, the driving mechanism model of urban tourism real estate development is summarized, which strives for providing scientific theoretical basis and appropriate operation methods for urban tourism real estate development in china. Finally, the Haikou City, which has a good tourism real estate development, is selected as a case to analyse its driving mechanism issue. Haikou tourism real estate is currently in a rapid development stage and its main drivers are the tourism resources and media communication. This conclusion matches the reults of the driving mechanism model of urban tourism real estate development, which can basicly prove the rationality of the model. And then the paper proposes some corresponding measures and recommendations about the improvement of the driving mechanism of Haikou Tourism real estate development in the future.
