With the real estate development, real estate market also will rise. After 30 years of development, the real estate brokerage market has become an indispensable link of the entire real estate industry chain. The real estate agency services are not standardized, and all the resulting chaos, has made real estate services industry as a people to boast about. Irregularities such as the moral hazard and the vicious competition exists in real estate brokerage industry damage the interests of consumers seriously, but also damaged the image of the real estate industry, but also endangering the Healthy development of the entire secondary market. Therefore, to regulate and integrate the real estate market has become an urgent problem.This paper is based on the development of China's real estate brokerage industry's own situation, to explore the reasons of all sorts of chaos in the real estate brokerage market. This article attempts to demonstrate through successful experiences from abroad, establish and perfect the MLS model, build an open and transparent information system of resources of housing stock, can play a role of regulate brokerage services, integrate brokerage market resources, and thus revitalize the secondary housing market. After analyze the modes, the main conclusions is that, compared with non-MLS model, the membership audit mechanism model, punishment monitoring mechanisms and information sharing mechanisms of the MLS ease the moral hazard in the real estate brokerage market. MLS's exclusive mechanism, joint marketing mechanisms, commission sharing mechanism ease the vicious competition of the real estate brokerage market, and thus have a positive impact on avoid the chaos of real estate brokerage market, Regulate real estate market and guide the healthy development of real estate brokerage market.
