Research On Regulating The Real Estate Broking Market Based On The MLS

In recent years, as an important part in the real estate industry chain——the realestate broking services industry is developing rapidly. Developing too fast at the sametime, however, the industry also exposed a lot of problems, for example, non-standardservice operations, lack of information sharing platform, broker vicious competition,moral hazard because of vicious competition among brokers, lack of supervision andpunishment mechanism. So how to regulate and integrate the real estate broking market isa problem to be solved as soon as possible, and it also has important practical significancefor the sound development of the real estate market.Based on the current development and problems of China’s real estate brokerageservices industry, this thesis builds a model and analyzes the reasons for the chaos in thereal estate agency market under the current mode. On the basis of documents and MLSmode guidelines from developed countries, the moral hazard of brokers and thesupervision of clients are also discussed under the MLS mode. The main conclusion is thatin the way of commission, regulatory mechanism, penalties and enforcement, brokerquality of professional ethics training, the MLS mode is superior to the current mode. TheMLS mode plays an important role in easing the vicious competition and guiding thehealthy and stable development of real estate broking market. In addition, in order toprovide an open and transparent housing information sharing platform for clients, brokersand brokerage services, by drawing on the successful experience of the real estate indeveloped countries, this thesis put forward some simple ideas for the establishment andimprovement of the MLS system, starting from the operation mode, the transactionprocess, brokers qualifications, brokers credit files, and operating margin.
