Research On The City Affordable Housing Supply And Demand Based On The Perspective Of Policy

However, there are many different problems need to be resolved and improved.Hohhot is located in western China, the overall level of development lags behind the eastern areas, but in recent years, Hohhot has been rapid economic development with a variety of opportunities:for example,"Western Development Strategy", "the 60th anniversary of the Inner Mongolia Autonomous Region "and the Chinese dairy industry development opportunities,With the increasing of urbanization, the problem of residential housing is becoming significant. Improving the affordable housing system is imminent.The current study focused on affordable housing policies of the problems in operation, the shortcomings of the policy, how to improve policies to achieve the goals and the researches on policy of affordable housing problems on the perspective of qualitative. This paper take a tentative analysis of the current affordable housing problems with a lot of statistical data and the actual survey data and the research results of affordable housing in the background of the affordable housing policy in the country and the situation of supply and demand. In this paper, writer uses the combination of qualitative and quantitative methods trying to find affordable housing policy variables on the protection of housing supply and impact about the demand. To give the recommendations on improving the affordable housing system in Hohhot.Through the analysis on the supply and demand of Hohhot affordable housing, we understand that the existing affordable housing in Hohhot does not meet all the needs of low-income housing for needy families.With the gray correlation analysis between affordable housing policy and affordable housing supply and demand, we can see that:there is a consistent impact between the Policies on affordable housing and the supply and demand of affordable housing. But the impact on demand was significantly greater than the impact on supply. The correlation in decreasing order are:the town the low-cost policy, economy applicable room policy, system of housing accumulation fund, land supply policies.Through the above analysis, with the review on affordable housing policy in Hohhot for the past years. We summed up that the affordable housing system in Holihot has the following problems:Lack of funds led to the remote location of affordable housing; The phenomenon of the formation of low-income concentration; The provided of affordable housing overly dependent on the government which led to the "low efficiency ";The supply of affordable housing much lower than the needs of residents; There is not enough supervision on affordable housing policy;The affordable housing vacancy problem is serious.The authors think there are five aspects which can improve the system of affordable housing in Hohhot.1, Multi-channel financing to develop low-cost urban housing; 2,To develop Rental model economy applicable housing;3,Expand the availability of economy affordable housing;4,To improve the dynamic review and the exit mechanism;5,Expand the housing provident fund coverage.
