Study On Affordable Housing Supply And Demand In The Process Of Urbanization

It is more and more important for the housing in the process of industrialization andurbanization. And housing turns to be the popular issue due to the upgrade of consumers’demand. However, the real estate product market still needs some improvements. Forinstance, urbanization and industrialization lead to the rise of land’s and houses’ price. Onone hand, the house price goes beyond the paying ability of citizens. On the other hand, thesupplement of houses especially for low-income families in cities cannot cover the basicdemand. The living standard is not steady when the low-income families stand on theirown feet. The conflict between paying capacity and housing supplement should be fixed bythe government. Since1994, when the revolution of housing system started, economicalhousing, low-rent housing and public rental housing have gradually become the majorparts of affordable housing system, aiming to ensure the access of housing security. Yet,because of the defect of affordable housing system and issues occurred during theimplementation process, quite a few low-income earners do not cover under the housingsecurity system. The supplement and demand of housing security are still in a severerelationship.Since1994, China has reformed the housing system. At the same time set up anaffordable housing system including affordable housing, low-cost housing and publicrental housing to ensure that some low-income residents access to basic housing security.However, because of the housing security system and the insufficient supply of buildingmanagement system is imperfect, which led to the protection of the city’s housing supplyand demand issues.Combined with the actual situation of affordable housing of WeiFang, this paperdescribes the supply and demand situation of affordable housing in WeiFang, and theexisting problems in the implementation process is also described. According to analyzingthe supply and demand of affordable housing, this paper predicts the supply and demand ofaffordable housing in the next five years. Finally, this paper introduces the foreigncountries’ experiences to solve the contradiction between supply and demand of affordablehousing, and learning from these experiences get to the practical measures to solve thecontradiction between supply and demand of affordable housing in WeiFang.
