In recent years China's real estate prices continued to rise, the influence of factors and their prices change the influence degree has become a hot issue. Based on the real estate price as the research object of huizhou, and based on this, by establishing the linear multivariate regression models of huizhou townify, over the past few years the commodity residential house prices, and with the actual market price of the commodity residential house, comparing the scientific and the model is proved to determine the preciseness and related factors of huizhou, the influence degree of the real estate prices, and puts forward some real estate markets continue to promote huizhou the healthy and steady development Suggestions.The paper is divided into six chapters:The first chapter preface part describes this thesis to choose a background and significance of the research at home and abroad, this paper expounds the factors influencing prices change the related research, this paper introduced the basic framework and paper innovations. The second chapter related literature summarizes briefly the development of real estate industry in our country and the development present situation, has analyzed the characteristics and composition of real estate prices, respectively from two angles of supply and demand of discussed the mechanism of real estate price changes. The third chapter property prices characteristics and formation of huizhou reason analysis, summarizes the present situation of huizhou real estate market, real estate market price of huizhou, analyzes the reason of the status quo.
