| At present, there are relatively serious regional imbalance in China's real estate market. For example, housing prices rises too quickly and the real estate investment increases too fast in Beijing, Shanghai, Shenzhen and other tier cities. However, the real estate markets in the central region and west region develop much lower. Meanwhile, in the eastern region, the real estate markets in different cities have many differences with each other. And different real estate markets in the central region and western region also differs with each other.Firstly, the main purpose of the thesis is to find the main differences in different real estate markets. Using 35 big and middle cities as sample, the paper firstly compares the market size, market structure, the relationship of supply and demand, market development phase and funding sources of the real estate markets. The main differences of the real estate market in China are housing price and market development phase.Then the paper use panel date model to analyze the main factors of affecting the real estate market. And the 35 cities are divided into 3 areas and the date is from 2002 to 2008. The research has found that the domestic loan is an important fact on housing price.The sense of this paper is to study the region differences of the real estate market in China, and the government can establish real estate market macro-control policies to control the local real estate market according to the regional differences of real estate markets in China.Secondly, as for real estate enterprises, through researching and distinguishing the regional differences in China, the paper can help formulate future market investment planning and lay down the real estate investment of different areas to effectively disperse unsystematic risk. And the companies can realize more clearly the influences affecting the local real estate market, and using the influence factors of the real estate market to forecast the future market. |
