Urban residential is based on the city which is playing the role as a carrier. The development of urban residential real estate will directly affect the sustainable development of city, and react to the real estate industry. The change of the housing prices is related with the citizen's life standard and the social harmony. In recent years, the price of urban ordinary residential is growing up continuously, which becomes a hot topic from experts, scholars and the general public, and many academics do a lot of relevant research on it. When the factors of the increasing price were analyzed, the value of city, however, was seldom mentioned.The relationship between the city value and the total price of urban ordinary residential is a subject that worthy of further discussion, which will conduct a study of the theory and reality problem from a Macroscopic point of view. It is good for us planning in the process of city development, reasonably developing urban ordinary residential. So we can achieve the purpose——complying with market rules, using the geographical advantages and strengthening the sustainable development of urban residential construction.The paper analyzes how the city value impacts the total price of urban ordinary residential and their relationship through quantitative and qualitative analysis, static and dynamic analysis, mainly composed of the basic theory of city evaluation and the price of urban residential. Then it makes suggestions to the regulation of the total price of urban ordinary residential, based on the theory of the city value.The paper includes four places:The first place is an introduction (Chapter 1). It explains the background, objective and significance of the research, and summarizes the actuality of domestic and foreign research about the city value, the total price of urban ordinary residential, and the relationship between both of them. Then a research framework is established.In the second place (Chapter 2 and Chapter 3), an index system of evaluation of the city value is constructed and the methods are determined, based on the research results of the total price of urban ordinary residential and the city value. At the same time, the value of the major cities in China will be sorted under time and space sequence, in order to analyze the changing trend of the total price of urban ordinary residential in the major cities of China, according to space and time.In the third place (Chapter 4 and Chapter 5), there are two analysis, one about the influence what the city value have produced to the total price of urban ordinary residential, and the other about the relationship of space and time, between the total price of urban ordinary residential and the city value. Under the studies above, the last place makes suggestions to the regulation of the total price of urban ordinary residential, based on the theory of the city value.The result shows that the standard of living and the city value would never upgrade until the economic growth transforms into the increasing of income, infrastructure investment, and the improvement of life environment. No matter under the space sequence or the time, it showed a positive correlation between the total price of urban ordinary residential and the city value, especially under the time sequence.
