Nowadays is a strategic opportunity for China to promote the development of economy and society. It is the most critical time for urbanization and construction of new socialist countryside. Also it is the high period that contradiction between supply and demand of resources breaks out. Graded by the Yuefu No.78, the Guangzhou Government introduced Suifu No.56 document to formulate the details of San-jiu reconstruction in order to further enhance the efficiency of land use, expand urban and rural space, and relieve conflict between the strong demand for construction and the sharp shortage of land. Under this background, there's a considerably theoretical significance and practical value for researching and dissecting the impact of San-jiu reconstruction on Guangzhou real estate market to restrain and plan the future quantity of land supply, measure the cost and benefit of renovation, adjust and control house prices and so on.This paper firstly describes the background and significance of San-jiu reconstruction, summarizes research progress at home and abroad, proposes the research train of thought, main content and methods. Secondly, this paper describes the related theory of San-jiu reconstruction and discusses the diversification of policy. Thirdly, side from the way, quantity and space layout of land supply, the price of real estate, floor-area ratio, developing enterprise and market risk etc., this paper comprehensively discusses the impact on Guangzhou real estate market from san-jiu reconstruction, then gives suggestions aiming at every possible kind of influences; Finally, this paper takes the San-jiu reconstruction in Liwan of Guangzhou as a empirical subject so as to analysis the serious effect that San-jiu reconstruction may make on real estate market on the angle of supply amount and space layout of land, real estate price and so on. The results show that San-jiu reconstruction in Guangzhou urges the way of land supply changes from single to multiple, increases the land supply substantially, further optimizes the spatial layout of land supply. In addition, the high cost of demolition may still raise the house prices, and the increasing market pressure may also force the floor-area ratio upgrade.
