The real estate industry is the leading and basic industry ,plays a significant role in the deve1opment of other relate industries. Compare to other developed country in the world, ,the development of our real estate market is of much late. The development of the market is still far from mature and there exists issues such as the supplies and demands imbalance,intensified speculation, limited real estate financing product, and relaxed credit requirement for financing. The deve1opment of the real estate is heated up,the skyrocket prices have been gaining a great attention,The dispute over real estate bubble is also heating up. The media survey suggest that people are expecting a continuing rise in the real estate property price,and therefore push the price further up. In addition , specu1ation from the real estate brokers,and the real estate policies further strengths the speculation the housing prices has been rising more and more . It is certainly that the development of real estate market is heading into an unhealthy direction. Looking back the history of three biggest world real estate bubbles,it is sufficient to learn lesson for us. Therefore it is very important to have a clear understanding of the reality of the current real estate bubbles,as it is the first information for the consumers in making decision on real estate purchases,therefore it influence also the entire real estate market and so to the national economy.This paper starts from the discussion of the basic status of the world real estate industry, addresses the Chinese real estate markets development and Progress,the current status of the Chinese real estate market and debates on the real estate bubbles. It is clearly seeing that there are artificial booming in real estate market continually soaring housing prince. Intensified speculation,and rising vacant house rate.Through the exploring and analyzing the bubble economy and the real estate bubble,the thesis presents a micro economy theory of the real estate bubble formation with emphasis on aspects of psychological. expectation speculation,human behavior,and asymmetric information .Based on the Soros reflection theory and Marx's recent theory ,the thesis reveals the source of the soaring Profit of real estates and the housing price bubble,and therefore provides a theoretical base for the real estate bubble analysis.The thesis introduces several common approaches for measuring and analyzing real estate bubble. The thesis applies the index method and the theories price examination methods to carry on the substantial evidence examination to Chinese real estate price,point out that the Chinese rea1 estate market has created a bubble,and becomes worse and worse. At the same time, the thesis summaries the actual circumstance of the Chinese real estate development and concluded the real cause of the Chinese real estate bubble.To the end,the thesis reviews the history of three world real estate bubble bursts from US, Japan, and Hong Kong, summaries the damage resulting from the real estate bubble burst and the historical experience,and proposes comprehensive management measures for prevention and control the Chinese real estate bubble.
