With the rapid development of Chinese industrialization and urbanization, urban fringe has become a zone of the largest transformation .In urban fringe, the land transaction is frequent, and the land price is diversified. Located between urban and rural, the urban fringe has both their economy characteristics. In nuts and bolts, urban fringe is dyed by traditional rural economy, but in the same time, penetrated by urban industrial economy gradually. So, the land price mechanism of urban fringe is becoming complex.This article starts from the concept of urban fringe, and deliberately separates it from some obscure but related concepts such as"suburban"and"urban-rural fringe", in order to highlight the characteristics of urban fringe. Upon this, this article builds the framework of land price mechanism of urban fringe, including three main factors: the general theories of land rent and price, the principles of price mechanism and the formation mechanism of land price of urban land.According to the span of time, this article divides the analysis methods of urban land price into two classes: static analysis and dynamic analysis. For the former, this article mainly introduces the formation mechanism of land price of urban fringe ,and three main conclusions derived :the use-value of urban fringe land is the foundation; the market supply and demand is the direct reason; and the uses of urban fringe land play an important role in the distribution of the price of urban fringe land. For the later, this article focuses on the value-addition of urban fringe land. Firstly, this article introduces the patterns and reasons of land value-addition of urban fringe land, then casts a light on the allocation of value-addition, and by the hand introduces the famous Henry Georgy Theorem. Compared with the conceptions of"value-addition owned to public"and"value-addition owned to peasants", this article prefers to a eclecticism that"value-addition owned to public and peasants". In order to decrease the problems in the process of"requisition-auction"of urban fringe land by government, this article also provides some policy suggestions.Finally the article suggests the problems that existing in the analyzing process,and the future study direction, making a fundament for the future analysis.
