Affected by development of city and countryside, city fringe area is a peculiar economic and geographical unit, which is the main area of city spreading. However, researches on land price of the urban fringe area are not enough, though the healthy development of the land market requires evaluating the land price within this area. Taking the city fringe area in Jingzhou City in Hubei Province as an example, with the supporting of computer and GIS, the range of city fringe area is confirmed, the land price evaluation is progressed, and the spatial relation of land price is analyzed. The main research results are shown as follows:1 Confirming the range of urban fringe area in Jingzhou CityThe TM image of the year 2000 is selected as the researching data source. Without the high resolution images of SPOT, this study tries to use a resolution merge with the pan band (the eighth band of TM 2000) instead of the pan band of SPOT imagines that are commonly used in other studies. Based on this, the image resolution is enhanced. Through supervised classification of ERDAS Imagine, this research gains a fine result with an accuracy of above 85%. A series of grids are established with the software of ARCGIS, and overlaid in the map of classification to build the map of entropy. Via calculating the entropy of every unit, the range of city fringe area is confirmed. The range with the area of 124.4 km2 includes 25 villages is obtained.2 Land grading of urban fringe area in Jingzhou CityAn impact factor system of land price is established in this research. Based on characteristic analysis of land price, the model of D-S-R conception is set up. The index system of land price with social and environmental factors is developed tentatively. Aiming at the characteristic of Jingzhou City, the indexes of road, basic establishment,agrarian output, soil fertility, soil pollution, center city and layout are selected and measured by GIS and tradition methods. Their weights are confirmed by AHP method. Four classes of land price are ensured by factor method and validated by income. The percents of four classes are 12.88%, 39.68%, 38.18% and 9.26% respectively.3 Land evaluation of urban fringe area in Jingzhou CityAiming at sustainable development, the constitution of land value in urban fringe area including resource value, environment value and existence value is discussed. Income capitalization approach is a prevalent method of evaluating agricultural land resource value. But using the approach to value the price by adopting actual net return instead of anticipative net return leads to illogical. The research tries to demonstrate that forecasting of the anticipative net return by making use of the Grey Model (GM(1 ,1)) is doable and analyses the process of modeling. By application of GM in the evaluation of agricultural land price of urban fringe area in Jingzhou City, the research results illustrate that the precision of price prediction is high. The resource value of every class is 16.76, 15.15, 14.59, 13.27. According to questionnaire survey and analysis of CVM, the environment value of every class is 11.58, 7.80, 5.31, 3.79. With the method of insurance, the existence value is evaluated. The total land value of urban fringe area in Jingzhou is 95.18, 76.85, 60.65 and 50.04 respectively.4 Spatial analysis of land price in urban and village in Jingzhou CityBased on land price of urban, village and urban fringe area, the digital land price model is established. The land price section is erected with two points of city center and region. By analyzing the land price section, the result shows: (l).The trend of land price from the urban to urban fringe is descendent, but the characteristic is different with different position. (2). In the land price section of pronging the urban, the variational rule is high in the middle and low in the fringe. (3). The fluctuation of land variety is distinct between the urban center and the urban fringe.Comparing the price between 1998 and 2003, the result is showed that increased extent of urban center and development area of high tech is high in Jingzhou City.
