Research On The Real Estate Public Policy Implementation Of Local Government Under The Game Theory

With the development of the society, the real estate industry as basic industry has led to China's GDP in 2010 among the world's number two position in recent years. These are related to China's comprehensive national strength and the real estate public policy implementation of local government. However, the local government confront with some issues during the public policy implementation. If these issues can not be regulated and controlled, it will lead to the policy implementation lose its function between the implementation of policies and expectations. Therefore, from the Game Theory's perspective, as the domain of the executive body in the process of policy implementation in the game behavior, the transformation of government functions, improving local government implementation of policy, management ability and level of society, building a socialist harmonious society, with a strong theoretical and practical significance. The aim is to find out the problems and shortcomings in order to explore the solution of the problem. The local government policies promote the effective execution of improvement.This paper consists of 4 parts: In the introduction, this paper illustrates the origin of topics; the situation at home and abroad; the theoretical tools; methods; the paper's structure; innovation and so on. In the first chapter, from the game theory's perspective, this article introduce some concepts. They are relative to the real estate public policy. In the second chapter, through a lot of survey data and analysis of Y City real estate in the implementation of the existing problems. We will found out some causes and propose solution for the following chapters. In the third chapter, from the Game Theory's perspective, we will found out the reasons of policies implementation. The main idea is to cooperate local government and the estate agency based on the real estate price. In the forth chapter, with the Game Theory as a starting point, based on the Y City of the local government of executive power. We will found out the reduced cost, improved administrative efficiency in the implementation and ultimately the achievement of policy objectives. Ultimately, the aim is to avoid the policy implementation process of the emergence of the problem; enhance the implementation of effective strategies under the Game Theory and promote the China's real estate industry sustainable, healthy and vigorous development.
