The Research Of The Conformity For The Idle Industrial Real Estate In Shanghai

Shanghai was one of the main industrial producing area in China in the past time. Most of the factories had been developing from the small private factories of ex-liberation. After liberation, they were becoming nationalized factories. In the past few decades, Shanghai had undertaken great industry adjustment several times for the changing market, regenerating products, and other factors like environment protection., etc. Those were the reasons why there were so many old industrial real estate had been idled.According the current policies, the ownership of the land is belongs to the country, the factories only have the usufruct of the land and the property-right of the architectures. That was the reason why these idle industrial real estate could not be sold or utilized freely. In fact, the cost of such idled real estate was not low because the factories are all in the red. They had to be burdened with high fixed-cost, such as the salaries and the welfare of the workers. The government once had almost no solution solving this problem. In fact, there were many advantages of such idled real estate, like good location, big land area, huge buildings, and durable frame, which could be high valued in being re-used. It was a significant job on how to make these idle industrial real estate re-productive, which should adapt to the future of Shanghai's economy. Shanghai city has emphasized its future development on integrated modern service industry: including finance, insurance, pharmacy, carting, entertainment, hotel, consulting, etc. The city industries and originality industry are the new service industries occurred just in these few years. The real estate were the carrier of their growing, which could cost the largest part of the investment. That was the reason why it was so important to seek suitable real estate for the city industry and originality industry, which was also very essential for the Shanghai economy. In recent years, according to the Shanghai's city developing strategy, the features of the idle industrial real estate, and the experiences of the foreign countries, Shanghai has found a good way for most of idle industrial real estate---to establish deferent kinds of city industry garden and originality industry garden. Additionally, not all the idle industry real estate were good for city industry garden or originality industry garden, other projects were also suitable for idle industrial real estate. The most important thing was the best project and greatest benefit. This thesis analyzed the conformity for the idle industrial real estate: including the sourcing of the idle industrial real estate, the features of the idle industrial real estate, the marketing orientation for the industrial real estate, and some cases from the marketing and from Shanghai Light Industry Machinery Co., Ltd. This thesis also gave some advices on conforming the idle industrial real estate.
