| After the housing system reform in 1998, the housing consumption has been on the way of housing monetary policy. Our country's real estate industry has been growing fast since then, together with the economy's flourish, the fast increasing urban civilian's income and the accelerating urbanization, which attributes much to the fast growing national economy. But the conditions of comparatively single financing way of commercial banks' loan, the real estate industry's fast growing appetite and the thirst to capital support are leading to the real estate enterprises" unlawful means to obtain the loan from commercial banks including the financial way of fake housing mortgage loan. In order to pursue the extra profit from the real estate industry the national commercial banks are distributing more and more considerable money to the real estate projects' development and housing consumption. The auditing criteria are also put down consciously and unconsciously, which leads to the risk accumulation in commercial banks. Some commercial banks are encountering loss. So enhancing the risk management of real estate projects' development loan is vital.In chapter one of this thesis the writing background, relevant concepts, the article's structure and the main content will be illuminated. The relevant concepts of real estate projects' development loan will be defined clearly to facilitate the following analysis. In the second chapter we will discuss the economic theories related to real estate's financing. The relations between financial industry and other industry will be discussed and we will find they are accelerating and restraining each other's developing. We can apply the theories to the commercial banks' financial support to real estate that both industries' healthy development will influence each other considerably. In the next chapter of three the reasons of real estate enterprises' accelerating financing demand will be described and the government's policies to real estate will also be analyzed. In the fourth chapter we will emphasize on the risk analysis of commercial banks' loan to real estate companies. We can see the condition of single financing way of commercial banks' loan in correspondence with which we will raise advises on adding financing ways and reduce commercial banks' risks. |
