In the last20years, Real Estate industry has become one of the pillar industries in national economy,and made important contributions to the rapid growth of China’s economy. Real Estate market drives upstream and downstream about sixty industries,supplies mangy job opportunities.Hefei is the capital city of Anhui province,as well as economic,political,cultural and science center. Along with the urbanized advancement sped up, the resident income lever in Hefei raised and the domestic demand the policy started by the government, the real estate market of Hefei has marched with the swift growth speed. In2001aggregate investment of real estate is2.654billion yuan; in2011it becomes88.029billion yuan, has increased by33.47times in ten years. In2011, Juchao District and Luyang District have been divided into Hefei,then Hefei’s GDP reaches363.66billion yuan the real estate contributes21.91billion yuan about6.02percent. At the same time,the price of real estate increase from1400yuan/m2in2000to6219yuan/m2in2011,by3.44times. District economy developes and people’s living standard improves because of the rapid development of real estate. But the housing prices continuously rising tests people’s psychological endurance, is worthy of alarmed without the actual value.From the supply and demand theory,with the theory,viewpoint and method of the disequilibrium, this article deeply researches character、situation and development tendency of supply and demand in the developing process of Hefei’s real estate, then using the disequilibrium econometric model to launch the empirical study on the Hefei’s real estate supply and demand,and establish the degree of disequilibrium. We finds principal contradiction that the disequilibrium between brisk effective demand and shrinking real supply in the developing process of Hefei’s real estate. The housing prices will rise higher if supply and demand can’t reach new balance. Based on the disequilibrium phenomenon and reason, present some suggestions and feasible actions, do a bit for healthy and sustainable development of Hefei’s real estate.
