Research On The Core Competence Of Real Estate Enterprises Based On Value Chain

In recent years, as the position of the real estate in national economy is rising constantly, the real estate has already become a new economic growth point. As a new economic growth point and a pillar industry of national economy, the real estate will meet unprecedented challenges in this century. Meanwhile, with China's entry into WTO, being ripe day by day of the real estate consumer market and the landing of large quantities of influential Hong Kong, Taiwan and foreign developer successively, the competition of the real estate is fiercer. In the face of the fierce market competition day by day, how real estate enterprises reply calmly, how to make some enterprises win in the market competition, how to attain surviving and developing space, how to realize enterprises' sustainable development, the key lies in cultivating core competence of enterprises.House-purchasing will become rational with the development of market economy, some enterprises which don't possess the competitiveness condition will be eliminated by the market. In the face of uncertain future, real estate enterprises must be analyzed for the direction to pay attention to the cultivation of inherent key ability in experience and history originally, carry on new technology, new products, new market and even idea and implementation of new strategy constantly.Based on the reasons above, on the basis of explaining the relative theories of value chain and enterprises' core competence, this thesis have carried on the theoretical research on enterprises' core competence of the real estate.Secondly, the author of the thesis analyzes the present situation and the problems in Chinese real estate enterprises, such as the small scale of the enterprises, high risk, shortage of human resource, feeble competence ineffective management and etc.And then the author refines the key constituting elements of the core competence of real estate enterprises on the basis of analyzing enterprises' value chain of the real estate, such as holding the ability from the market, the integration ability of the invisible resources and the integration ability of the tangible resources. These have reflected overall, systematic, and scientific principle.Finally, combining our country case, the author brings forward the routes, policy advices and approaches to cultivate the core competence of the real estate enterprises.
