Starting from the classic strategy theory and the industry structure analysis, the theory of strategic management has developed into the core competence theory. This theory believes that the main factor to gain excess profits and keep competitive advantage for the enterprise is its internal resource rather than its external environment. Essentially, it's the competence of resource integration which is unsurpassable and incomparable.During the period of "Eleventh Five-Year Plan",the real estate enterprises of our country will be confronted with constant changes in main consumption group, relation between supply and demand and consumer's demand. Additionally, She has to face the fierce competitions from the other domestic competitors as well as foreign investors abroad. In order to maintain long-term Competitive advantage and achieve leading position in the fierce competitions, the essential and only way to survival and further development is to develop and improve the core competence of the real estate enterprises.This paper can be divided into five chapters. The first chapter points out the necessity and urgency for the study of core competence. The following chapter introduces some study information about the theory of core competence at home and abroad, discusses the present situation for the study of the core competence theory in China, and then puts forth a new idea —Informationalization plays an important part in the development of core competence for the real estate enterprises. The third chapter is the main chapter. First, it introduces some basic concepts of the real estate enterprises and their core competence. Next, it analyzes the business process of the real estate enterprises through value-chain analysis, and then defines core competitive resource of the real estate enterprises. At last, this chapter points out the structures of the core competence for the real estate enterprises, which is the competence of resource integration and innovation. The fourth chapter analyzes the examples of China Real Estate Group and Vanke Group—the two typical real estate enterprises in China and some in Weifang, and then, it brings forth several measures for the enterprises in Weifang to develop core competence. Finally, we can get the following conclusion in fifth chapter—Real estate enterprises will be confronted with fierce competition. Due to the lack of core competence, some small companies will be dropped out of the market or annexed by big enterprises. Core competence is essential for the existence and development of the real estate enterprises.
