Research Of The Transformation Of City Village In Large And Medium Cities In China

With the development of reform and opening-up, the urbanization advances continuously which inevitably causes the city to emerge surrounding rural areas. Meanwhile because of the long-standing binary system in our country, these rural countries cannot blend into city, evolving a unique phenomenon--city village. This dissertation obtains a comprehensive understanding of city village through the analysis of status, problems and forming mechanisms of city village.This thesis summarizes foreign and domestic related analysis especially research on domestic city village issues so as to grasp clearly recognition of problems and transformation on city village.Aiming at the transformation of city village, this paper not only does research on location and land price of city village using traditional land rent and land price theories, but also it emphatically introduces land operation theory of city village. Through properly operating of land in city village, it can demonstrate the real land value which can guarantee the farmers'interests and raise funds for the transformation. So it is helpful for the smoothly carrying out of city village reconstruction that will further lift land value in city village. At the same time, this paper anticipates to put forward good policies and measures for transforming of city village through summarizing and analyzing of transformational policies in several big cities in our country.In the cases analysis part, it firstly analyzes city village transformation models. Then choosing Zhuhai, Guangzhou and Shenzhen as examples, this dissertation compares and analyzes measures, policies, experiences and lessens of these three cities. It brings up a series of suggestions including policies, social security, reasonable quantifying of collective assets, urban planning and other aspects that can transform city villages more smoothly.Finally, this thesis proposes some measures to control the occurrence and worsening of city village. Not only transforming city village, but also we should prevent the emergence of new city villages to obtain the best effects.
