The real estate is the important industry of national economy of the present stage in China. The house occupies an leading position on the real estate market. It is points of growth and resident's consumption hot spots of the national economy. The house can improve residents' housing need of inhabitting competence and meeting the people. The house can expand domestic demand too, promote national economy to be sustained fast and developed in a healthy way.It is the problem with too high room rate of some cities that our country is more outstanding now. Though the government successively issued a series of regulations in 2005, the result was not obvious. Mention with the government work report of this year that will suppress the too fast upward problem of the room rate, show the subject matter of the too high or present society of the room rate.We make the reasonable price for the house and solve a too high basic measure of the room rate.Division that this text has introduced the present house of our country and supplied the system, the price of the house is defined with the characteristic and utility value theory , Marx goods value theory, last price the theories , market supply and demand the theories, economics theory where research adopt , theory of position and theory ,etc. of price discrimination.Direct against the commercial residential building, this text has explained the pricing goal of commercial residential building, constant method of fixing price of building quantization that influence factor of the price , price structure and the real estate developer , room rate appraisal agency generally adopt (namely market comparative law), then has used for reference existingly about Hedonic pricing theory method and research experience, try to structure method of fixing price of Hedonic model of the price of commercial residential building, and enclose the case to prove, then on the basis of the thing that compare with the pricing method of the tradition . have looked forward to the application prospect and the problem exists of Hedonic model, analyse from a lot of angles , put forward the concrete feasible suggestion thatuses. Recommended the commercial residential building to sell the tactics of readjusting the price in the course finally.To the suitable house of economy, this text has explained first and in the difference of price structure of the commercial residential building for the definition , function and price structure of the suitable house of economy, then has analysed that economy is applicable to the pricing principle of the house and fix the price the procedure , have proposed that the cost adds the pricing method of the meagre profit, enclosing the case proves .To the low rented house, have recommended it to produce reason and rent and replenish the way at first. Worthy of renting the material object, according to the current law, the rent fetches the sum of the maintenance cost of the house and administration expense; Use as to rent replenish for reference by external experience, it adopt not lasting rent cost than theory method ask for rent, and probe into the rent and replenish the way in view of the above. Recommended other domestic low rented house rent of city to replenish experience finally.
