Apply Value Management Of Construction Projects To Design Phase

Nowadays, the development and success of project has a very close relationship with the investments and participation of the stakeholders. The project considering the stakeholders will be successful. More examples demonstrate that if we neglect the needs of stakeholders, it often affects the success of the project. How to achieve the stakeholders'benefits and to realize the maximum of value of stakeholders to make project successful is a very urgent problem. In this paper, introducing the stakeholder theory into value management, the ideas,tools and methods are used to realize the stakeholders'value.How to introduce the theory of stakeholder to value management of construction projects to develop the framework of this paper? The paper gives the follow steps:Review the theory of stakeholder and make well understand of stakeholder,the definition of stakeholder, the management strategy of stakeholder. Finally, because of different definitions of value management and a lot of confusions of this definition, according to the theory of stakeholder, this paper will give a clear definition of value management of construction projects.Then, after the definition of the value management of construction projects, study the differences and the relations among the value analyse,value engineering and value management, the organization,VM in China's construction industry,the current the framework of value management of construction projects to guide the application of VM in China.Next, introduce the meaning,method,character of applying value management to design phase. Then sets series of value elements called HECTTEAS to be considered in design phase.At last, study the practical application of value management in design phase, based on empirical analysis. Following the procedure of value management, analyze the value of building of management school which is set on one campus in Tian Jin city.The research has been developed by the combination of normative analysis and empirical analysis approaches in this dissertation. The normative analysis approach is used to clarify the development history of stakeholder theory, summarize the core of the theory. From the view of stakeholders, this dissertation gives a clear definition of value management of construction projects. Then set a series of value areas that will affect the form of the architectures. Those areas are not suitable to every construction field. Finally, the empirical analysis approach is used to tell how to use value management in design phase.
