| Recent Years, along with the rapid development of tourism industry, tourism real estate has become a new hotspot for investment. Ever since this concept came out in 1999,"Tourism Real Estate"has raised a tidal wave in China. After the successful development of"Legend of Hainan"project in 1999, there are dozens of tourism real estate project being constructed all around the country. On the one hand, varies of house, villa, hotel has gained a great development. On the other hand, multi functional, huge scale project also continuously appears, and has become the direction of the tourism real estate development. Although it has brought a huge benefit in social and economical, the development of tourism real estate still in exploration phase. It theory, method of development and the rule of law still need to be consummated. As for the Chengdu City, tourism and real estate already become the new factors for economy increase, the combination of two sectors also presents a favourable development tendency. Meanwhile, there is also some problems occur during this process. Some of the projects have badly effected the local economy and the environment. These are the problems that need to be analyzed and solved.This dissertation is using the method of"Research in necessity– analyzing– bringing countermeasure"to address. The whole dissertation is composed of 6 chapters.Chapter 1Introduce the basis situation of the dissertation, including background, literature summarize, concept, significance of research and method of research, etc.Chapter 2Analyze the necessity of developing tourism real estate in Chengdu. Including investment refund ratio, increasing the reception capability of beauty spot, adjustment in industry structure and decreasing the risk in real estate. Chapter 3Analyze the environment of tourism real estate development in Chengdu. Analyze from macro environment, industry environment and the self condition of Chengdu City to develop the project. This is the support for the investigation of the coming chapters.Chapter 4Sum up the current situation of Chengdu tourism estate development. This chapter is divided to 5 parts, they are, sigh seeing house, leisure village, property hotel, Topic Park and Topic Block.Chapter 5Analyze the problems in the development of tourism real estate in Chengdu. Firstly, owe to the lack of rule and law, some of the investors have cheated the customers. Secondly, some of the projects brought negative effect to the environment. Finally, the investors seldom made long term strategy, and some projects are unsuccessful due to this reason.Chapter 6After analyzing the situation and problems mentioned above, here comes the countermeasure to solve the problems. Firstly, build up the correct concept of tourism real estate, and work out perfect rule and law. Secondly, train and educate high level project managers. Thirdly, Make scientific layout, consummate monitoring system. Finally, position the project in correct direction, enforce the managing the investors.The innovation of this thesis lies in the research in the certain object - Tourism real estate development in Chengdu. The thesis is using a lot of real cases to coordinate the current status of TRE development. Provide the operable ideas for different object. Also provide the theory support and practice analysis for integrated tourism and real estate enterprises, especially the enterprises in western China. This could be the guidance and reference for the administration department and enterprises in developing the Tourism Real Estate project. |
