Nowdays China’s development of tourism industry is vigorous.Tourism real estateindustry provides enormous space for development, but now many domestic tourism realestate projects in the early stage of the development are not detailed planned,and justblindly imitate cloning.How to choose the right, optimize development mode as thedevelopment of enterprises need to solve the problem. But the tourism real estatedevelopment in our country is still in the primary stage, also lacks the maturetheory.Therefore, research achievements at home and abroad on the basis of tourism realestate, the concept of overall discussion of tourism real estate development, theoreticalfoundation has important significance.In the international tourism island concept, national, global consumer demand ofHainan warm further growth. Hainan becomes the throughout the country, especially innorthern populations for tourism and leisure real estate consumer preferred one. Theinternational tourism island of Hainan has become the development of the tourismindustry a new opportunity, also to be just unfolding Hainan tour estate provides greatopportunity. The water edge of tourism real estate projects in Hainan province installsprefectural town in the South China Sea Farm Road, covers an area of575362m2(863acres). Project planning capacity rate is0.8.The total construction area is460000m2.How to use the advantages of resources on the edge of the water’s project to create atourism and leisure resort features prominent real estate projects is the focus of this paper.Firstly,this paper discusses related concepts of tourism real estate and researchestourism real estate development on the theoretical basis of achievements at home andabroad, analyzes the tourism real estate the meaning and basic characteristics; secondly,comparative analyzes the domestic tourism real estate four kind of development model,summarizes their respective advantages and disadvantages; then, analyzes the water edgeproject opportunities, threats and advantage and inferior position, based on the SWOTanalysis of the tourism real estate development mode choice model, put forward for theactual project development mode, for developers to choose appropriate, optimize development mode to provide basis for decision making; finally, according to the projectof the foundation financial data, on the water edge projects carried out economic benefitevaluation, to determine the feasibility of the project.
