| As the core and the figure of Shanghai, the centre area always exerts a profound influence on Shanghai's construction. And the residential areas are the most important factor in the developing and construction of the centre area. Since the opening reform, the policy of the right of ground use and the raising real estate market of Shanghai have promoted the rebuilding of the old residential areas in Shanghai, especially in the centre area. In the large scale reconstruction of those old districts, we pull down the old houses and build the new one. The city image, the living conditions and the social structure have all been greatly improved. But behind the great achievements, questions and conflicts come out too. Those regenerations have developed too fast and the rebuilding modes are singular. When we enter the strategic opportunity time,"the eleventh five year plan", those questions and conflicts all blow up, block the development of the centre area, and become the big trouble of the urban construction. How to find a rational mode to rebuild the old residental areas, to satisfy the requirements of those who live in the old residential area, to relax all kinds of social conflicts, to achieve more developments of the city, have been the attention point to the government.This paper is studied in the way of theory analysis combined with the practical sample analysis. Through the analysis of the actual characteristic of the old residential areas in the centre area, and the comparison of the experiences and the lessons that we have got in those rebuilding ways having been used, added the comparison and the analysis of those representative modes and cases used in Jingan district, tries to find an appropriate mode, and give reasonable answers and suggestions to those questions and conflicts.This paper is composed of five chapters. Chapter one introduces study background, purpose and the meaning of this paper, and the frame of this paper; chapter two begins from studying the basic element of the rebuilding of the old residential area, tells the relationship among the objects, the principle part and the purpose of the rebuilding; chapter three analyses the actual characteristics of the centre area, from three sides—housing, dwellers and environment, tells the main questions and the potential advantage of the rebuilding old residential area in the centre area; chapter four uses Jingan district as the case, through the analysis of the practical cases and the comparison of those rebuilding modes we are now using, tries to find out a doable mode.In the end, the paper draws a conclusion that the rebuilding old residential area in the centre area of Shanghai has come to a new stage, those pull—down rebuilding mode must be replaced by the remedy mode which purpose is just to enhance the living function of those old houses not just to demolish them. The paper also suggests building up a new public housing replacement system, to enhance the dwellers'self—renovation ability step by step, and form an ordered rebuilding system of the old residential area in the centre area of the city. |
