In recent years, KuanCheng District has been consummating the mechanism of the land market, promoting the adjustment of the land structure, and increasing the level of using the land thriftily and intensively via deepening improvement and rectification of the land market continuously. Land-value, as the barometer that reflects the supply-demand relation of the land market sensitively, is an important standard to measure whether the land market is healthy or not. Moreover, because of neglecting to research land value and land price, law of value can't be used to promote the rational use of the urban land. This leads to many bad results in real life.This subject focuses mainly on the research of the land price. By the way of computing formula of the land price and link index together that is applied in our nation's land valuation, and of studying the statistics (after the 1980s) of the dynamic test concerning with all kinds of land price of KuanCheng District, it analyzes and concludes the trend and the trait of KuanCheng District's land price in recent twenty years from both the time and the space aspects, and discovers the influential factors which can change land price and the objective law of land price related to development. It concludes the effect on land structure, industrial structure and the impact on GDP and urbanization development that caused by land price as well. In order to research land market and land price, it is necessary to obtain land price information in good time, to forecast the trend of land price, and research land market and land price. It proposes the constructive opinion that establishes monitoring network concerning with land price and the countermeasure related to the land structure adjustment by taking account of the land dement of KuanCheng District. This constructive opinion and countermeasure are the basic theories for researching and drawing up a rational land price system. They effectively guide investment orientation and provide the government with a basis concerned strategic decision in order to adjust and control the land supply. They also are theoretical basis for KuanCheng District to construct"Three Economy Squares"and put emphasis on"Five Gardens and Two Districts", and complete with instructional significance in relation to sustainable development of urban land, which provides researchful mode and method for the urban development and construction of other similar districts.
