A Study On The Property Management Mode Of The Resident District In The Sixth Academy Of China Aerospace

With the development of the housing system and its commercialization, the property management has moved into a new stage. As a rising service industry, with 20 years' development China's property management has been developed into an operating system of corporative running, specialized managing and socialized serving. The property management has played an active effect in improving people's lives and working environment, and enhancing cities' management level and widening the employment as well as in constructing a harmonious society. However, there are quite lot problems in traditional property management mode, so exploring a property management mode suitable to its seedtime is a problem that can't wait to be solved. The property management mode discussed here mainly refers to a kind of mode, which grows up during the procedure of exchanging from planned economy mechanism to market economy mechanism and conducts management and service around the resident districts' property management task. Besides, it is also the base on which property management corporations set up organization and operation mechanisms.First of all, this thesis discusses property management modes in and abroad as well as their research status. Besides, based on the basic theories of the property management research, the thesis analyzes the actuality of the property management corporation in resident districts of the sixth Academy of China Aerospace and points out the existent problems.Secondly, this thesis analyzes the outer and inner and competition environments of these resident districts. Ground on investigating and analyzing the management demand of the very district, it uses the marketing theory to fractionize the market demand and study the market positioning and set up the developing goal.Thirdly, the thesis analyzes the property modes of the resident districts in china, and establishes the management mode needed and clearly indicate that specialized management mode is the inevitable choice in resident districts of the sixth Academy of China Aerospace.Lastly, this thesis puts forward some advice in advancing the property management of this very district, and suggests that this district should set up a harmonious resident district by way of strengthening and perfecting the hardware and information constructions there.
