Study On Performance Evaluation Of Contract Management For Real Estate Companies

The range of knowledge involved in contract management activity is very wide. It is multidisciplinary and multi-field related to technology, economy, law and management etc., and is a very comprehensive economic activity. Contract management is the core of project management, the level of contract management determines success or not of the project management directly and finally influences the business performance of the company, especially for the real estate companies which take projects as leading factor.The purpose of this dissertation is to construct a performance evaluation system to serve for contract management combining the current situation of contract management in real estate companies. The system includes the construction of contract management performance evaluation index system and the design of performance evaluation model. So, it enable the administrators to find out the problems existing in the course of contract management carrying out with the help of contract management performance evaluation system and model, find out and solve the problems from origin, raising the contract management levels of real estate companies.This dissertation starts with some basic theories about contract management and performance evaluation, and introduces the relevant knowledge on the research object simply to foreshadow theoretical foundation well for follow-up study. Then the author excavates and discerns the factors influencing the performance of contract management by KPI and Cause and Effect Diagram tool, and confirms the performance index of contract management. Based on the above-mentioned research, the dissertation divides the indexes to some levels and dimensions according to the index system construction theory, therein includes object level, function level and index level these three levels as well as organization construction dimension, cost control and management dimension, bidding and contract implement management dimension and information management dimension there four dimensions. Finally, chooses and confirms some indexes which are useful in the realistic evaluation, and constructs an index system satisfying the current need of performance evaluation.To make the performance evaluation of contract management for real estate companies more rational and scientific during the course of performance evaluation, this dissertation constructs an fuzzy comprehensive evaluation model for contract management performance evaluation with the aid of fuzzy comprehensive evaluation mathematics tool, and carries out demonstration research to the contract management of one real estate company according to this model, verifies the practicability of the model.Because there is no relevant systematical performance evaluation research about contract management performance, although the research results of this dissertation has a lot of unknown defect perhaps, the research of contract management performance evaluation system in this dissertation will be scientific and practical to the real estate companies comparatively. So it has certain reference value, and some reference function to other similar performances evaluation.
