Research On The Level Of Urban Housing System

The reform of the urban housing system has remainde for more than twenty years, but the research on the level of house security is limited. This paper just tries to do some research on the level of house security.First, this paper summarizes related theories, including society security, economics development, real estate development theory and the theory of demand and supply.Second, this paper defined the principle of the level of house security, including moderate principle, coordination of house security and real estate market, changing with time and changing in different areas.Third, this paper discribes the long-time trend and phase model. Incoording to the development of economics, real estate market, society estate, society security and consciousness of security, it can be confered that the level of housing system shows the shape of adverse "U". this paper makes off four phases of house security: starting, speedup rising, speed-down rising and falling.Four, this paper analize the effecting facters of the level of housing system, including affordability of citizens and government, market, society and policies.Five, this paper discusses the caculating of the level of housing system from the view of demand and supply and researches on several problems, such as how to assuring the area, the family income, the affordability and so on.Six, this paper takes Beijing as the example. Do some research on its phase model, effecting factors and the caculating of the level of housing system from the view of demand and supply. Finally, some suggestions are brought forward.This paper has both academic and practical sense. It helps to control the total trend and calculate the concreat level of housing system. It also make sense to make staggered measures.
