As a kind of design of promotion flackery, the design of real estate description focused on the apparent functions but ignored the study of systematic theories which even was blank in the past. It is brought in china lately but develops fast with the national economic construction and the increasing of real estate development for its importance to the whole plan and orientation, which also throw out high requests to the description of real estate.A great description can make up the disadvantages of common media, such as TV, broadcasting, magazines and papers. Some of them can not accept seeing and hearing media ads or get complete and concrete messages conveniently. The description of real estate design can provide full details, which makes the customers clear the messages they need, and then achieves the purpose of estate promotion.In fact, the description is a sales person or the only sales power for some companies. However, for most of sellers the description is the first marketing action. Generally, any promotion way has to express its opinion to persuade the customers to change their purchasing performance or catch their attention. Supposed that the building newly developed is a product, the developer needs marketing to gain the profit through the description including all messages. Supposed that developing a new real estate is a process of marketing, the description is the important carrier. Therefore, the description plays an important part in the marketing and matters a lot regarding with the developer's economic benefit and return of investment.There are kinds of strange and wonderful flackeries from the outside form and the shapes are various with comparatively free pages, frameworks, papers and presswork.On one hand, this paper describes the real estate flackery systematically by discussing its nature, purposes and actions; on the other hand it also throws out some problems in design. Some descriptions today is rather than booklets explaining the functions of the new building, but polished culture works that makes the readers feel great. When you open it, you would then find nothing but the extractive covers.The description should be a kind of book with concrete contents which leads the readers to know everything about the new building and sometimes with beautiful covers. The designers should avoid unintelligible pictures to confuse people.
