Development Plan For The Fulin Southern Chengdu International Residential Project

This development plan is called the The Fulin Southern Chengdu International Residential Project, which is a real one carried out by the Sichuan Fulin Group company at Southern First Roundway of Chengdu City. I have been engaged in this project for Planner, participating in such activities as preparing, designing and drafting the plan. During the early days of the project we conducted market research, competition analysis, and then set to design the project. We design and draft the plan for understanding the present competitive situations, identifying the market opportunities, and locating the position of the project according to which product design, marketing plan and sales decision are conducted. Besides, we have to analyze the economic feasibilities and risks of the project, with measures prepared in advance.Having worked for three months assessing the location advantages of the plot, we are positioning ther project as downtown easy- to- live community, which is very scarece in downtown Chengdu. Furthermore, we design such a image as international compound to describe the beautiful environment and lublisize this positioning to our target markets. To cater to buyers' demand we classify falats in different square meter ranging from 80 to 140, and priced 6300 RMB per square meter for residential, 15000RMB for commercial and 60000 RMB for each parking plot.As MBA candidate and professional manager I do think it a very good training for me to participate in such a real project design and draft as the Fulin Southern Chengdu International Residential one. I have learned a lot, especially of the important tasks for a residential development project. Of course there are also flaws and defects of the plan that have to be corrected in our implementation of the plan.
