The Development Plan For Great Garden Residential Project Graduate

This development plan is called the Great Garden Residential Project, is a real one carried out by the East Wind Group company at Sanhe City Langfang Hebei Province. I have been engaged in this project for internship, participating in such activities as preparing, designing and drafting the plan. During the early days of the project we conducted market research,competition analysis, and then st to design the project. We design and draft the plan for understand the present competitive situations, identify the market opportunities,and locate the position of the project according to which product design, marketing plan and sales decision are conducted. Besides, we have to analyze the economic feasibilities and risks of the project, with measures prepared in advance.Having worked for three months assessing the location advantages of the plot,we identified an ecological residential example as the project positioning, which conforms to the mainstream living mode of this generation. Furthermore, we design such a image as downtown apartments in mansion style to describe the beautiful environment and good view as well as Cheering feeling of the project. To cater to buyers' demand we classify apartments in different square meter ranging from 80 to 220, and priced 2800 RMB per square meter for residential, 8800RMB for commercial and 55000 for each parking plot. As for financing the project, we plan the total budget of 162,509,500 RMB, of which 50 million from the developer, 30 Key words : Commercial residential Marketing and Promot million from bank loans, and finally the rest from sales of products. We expect the operation profit of 67,145,500 RMB, and net profit of 44,187,500 RMB, with FIRR of 48%, ROI of 41.32% and recovery period 18 months.As MBA candidate I do think it a very good training for me to participate in such a real project design and draft as the Tanglake one. I have learned a lot,especially of the important tasks for a residential development project. Of course there are also flaws and defects of the plan that have to be corrected in our implementation of the plan.
