This paper mainly discusses how to make the Sales Management more effectively in today's residential property market in Wuhan. In recent years, problems have kept emerging with the rapid development of real estate industry, one of them is the sales management: for the seller, the real estate companies, the constantly change of macro situation, the emergence of more and stronger rivals have brought greater pressure of sales; for the buyer, the consumers, has been also facing many difficulties when they decide to buy a new apartment: this important and risky decision costs too much time, energy and money. The author believes that through the study of the sales management of the main products, residential properties, in Wuhan real estate market today, can make the seller and buyer communicate more effectively, therefore, the real estate companies can sell their products more quickly, the consumers can improve their welfare by better their living condition more easily; positive social effect will derive from the equal and clear house dealing.Based on the relevant theories of Real Estate Marketing and Sales, general Marketing and Sales Science, the paper first discusses the'uncontrollable factors'which includes'macro environment'and'the character of the local consumer decision-making process', and then presents two pieces of advice: Marketing Mix of 4Ps, which are Product, Price, Place, Promotion, and Sales Management, which includes sales force and the working process management.
