| Commercial district as an important form of commercial space is strongly influenced by its locational factors, among which transport is critical to its growth. In the 21st century, rail transit has witnessed rapid growth in China. As a special transport mode, what role the rail transit will play in the development of commercial areas, what effects the rail transit will take on the growth of commercial districts, and what changes will happen to the commercial areas around the station, have become the novel and important research topics. Research on the effects of rail transit will be beneficial to optimum allocation of urban commercial districts, helpful in improving the firms' economic benefits, and useful to understand the role of commercial districts in urban economy. For the above the purpose, a preliminary research is done in this thesis. This paper distinguishes the commercial district from business circle at first, and define the commercial district. Then, it discusses the major factors that effect on the commercial district, which include historical factor, district factor, behavior factor and government programming factor. These factors affect the commercial district through the landtax mechanism, supply and demand mechanism, centralization and decentralization mechanism on the district, scale, level and form of commercial district. Base on the influences brought by the rail transit on the commercial district, it discusses the effects of rail transit on the commercial district .As a strategic transit establishment, railway have three characters, involve high speed, safe and comfortable situation and operated on time, could content to the point transit demand at point district, point time, point orientation, and supply normal transit for citizens. Rail transit effects on the form and development of commercial district by the changes of anticipation, accessibility and flow of people, and impel boom of commercial district. According to the analyses of concepts and theories, this paper illustrates by fact of chengdu, which is building the railway, then proposes advices and forecasts to the chengdu. Based on the cognition of business conditions and citizens' anticipations by the field survey and questionnaire in chengdu, this paper analyses the influences of NO. 1 railway that is building in chengdu on the tradional business spatial structure. This thesis combine theories with case studies. |
