The business of real estate has been growing up rapidly ever since 1990's in the internal parts of China with an increasing in developing ability. Meanwhile the business of touring has also been developed with the resent trend towards making short-distance trips by self-driving to outskirts for holidays or for meeting affairs. The rapid growth of the two businesses has brought the tourist estate along gradually. Besides Cinaoct, Beijin Zhongkun Industrials Group Company, Chendu Zhixin Industrials Group Company, NewCentury Tourism Group have entered, more and more businessmen have started to pay attention to the internal market, which has made up an important task to the tourist estate businessmen on how to be able to offer products both attractive and competitive by matching estate business to the local tourist resources.With the progress of the modern society and the improvement of the country living standard, especially after domestic GDP exceeded$1000 per person, the self-driving touring has started to become an important living style during consumers'leisure time. While the present scenic spots, in particular which lie in suburbs, generally have low-level development. Most of the hotels are developed aiming at only tourists'perching after touring. Only few can provide unique experiences to lengthen tourists'stay by offering products which connect the hotels themselves with the traveling resources so as to bring out compound tourist estate projects both high-frequent and reciprocating expense. The business of tourist estate, with its outstanding characteristics like compound condition and function, high and long-term investment, is hard to operate, which makes the work of preliminary marketing plans centre.The preliminary marketing plans is an important parts of real estate project. But because the real estate market is not mature enough yet with a short development, the practical usage of preliminary marketing plans has only a short history with relative week fundamental research. To study the preliminary marketing plans of a hotel located in suburb, the author of the article tries to adopt the method of applying theories to reality and the theories on real estate plans both in order to provide a systematic and exercisable researching schemes and planning ways and in order to help the very developers to achieve accurate localization, reasonable development and ideal repayment instead of blindness, which also provides reference and model to other tourist estate developers to some extent. .
