In recent years,almost all of the real estate enterprises are commonly growing into the group enterprises,their scales expand gradually,the land resources distribute more and more widely,and the external environment differs greatly.In addition,the real estate enterprises have such characters as capital-intensive,management-intensive,long cycle time for the products,and excessive production steps.Targeting a point,every real estate enterprise needs to integrate many resources such as the government integration,design management,suppliers and tenement.Moreover,with the decreasing of the company profits annually,management disjoining in any big part will cause the project postponing,harm to project profits,and sharply increase in management risk.As a result,how to achieve all goals of the project effectively has become the great challenge that all of the real estate enterprises are meeting.Of course,the project development plan runs through the whole process of the development period.As the launching,implementing,monitoring,and terminating ways as well as the corresponding approaches are confirmed,the project can be orderly proceeded.However,dynamic changes often occur for the estate management,and many factors can influence the management process,which leads to severe disjointing between the working plan of the project and the actual situation of the project.Hence,making a good plan for the estate project and increasing the completion percentage of the project plan will increase the degree of satisfaction for the clients as well as the whole profit of the corporation.Therefore,discussing the management model based on multiterm as well as encouraging regime has real significance.This thesis focused on the current status of management mode,and analyzed the issues during the development of project scale in H Company,especially the major factors of lowering the accomplishment rate.This paper also compares the benchmark with some other enterprises,and uses the theory as well as the methods of the project management.Finally,it put forward some ideas against how to effectively improve accomplishment rate during project developing: Create the templates for projects development plans in accord with management features in various areas,built the standard achievement templates as well as the conference management system,and set up the three-level plan system on the basis of the companies,areas,and the project,so that improve the project scientificity.In addition,Establish the dynamic plan control managements system,reinforce the implementing and monitoring of the project,jointly connect the project plan,the operating plan of the group enterprises,the key plan of the group enterprises,and the working plan of all department of the group enterprises,so that improve the executing strength.According to the modulation of the management modal for H Company,sufficiently manage the system,organization,and evaluation mode,so that improve the closed-loop management including the working-out of the project plan,transmitting,feedback,evaluation,and adjustment,the average completion percentage of the company increased from 40-50% to about 70%,and the progress of the project is speeding up,which guarantees the market of the company and accelerates approaching the strategic objective of the company,and finally the project management is deemed as the real edged tool for the company.
