Research On Real Estate Development Project Management Based On Game Theory

With China's rapid economic development, the process of urbanization is accelerating and the real estate is flourishing. Through analysis of the current market situation, the real estate will be further development in the future. Following period is the fastigium of real estate, which involves some problems about development project management of real estate.From the perspective of the directorates and general managers of real estate development enterprises, Game theory is applied to real estate development project management in this paper. The primary coverage is the following.The ways of land use rights assignment is introduced firstly. According to the problems of real estate development enterprises in accessing to land use rights, Bidding Game model of land use right is constructed, and the Game Bidding Method is presented. For the problem of lack of quantitative analysis of excitation and supervision of project managers by real estate development enterprises, the game model of excitation and supervision for project managers is constructed, and some solving strategies to excitation and supervision for project managers are presented. Excessive malicious competition can be caused by level sealed tender in construction tenders, the game models of the level sealed tender and secondary level sealed tender are constructed, which provides some solving strategies to construction tenders for real estate development enterprises. Rreal estate development enterprises and construction unit are lack of cooperation, reasons and some solving strategies are provided by Game Analysis. According to the lack of control point of real estate development enterprises under the management of supervision units, the game models between real estate development enterprises and supervisory units is constructed. In the end, Game model of real estate sales agents is presented and analyzed, and the necessity of excitation mechanism is demonstrated.The analysis in this paper can help the directorates and general managers of real estate development enterprises making good management effectiveness and have better growth in the earnings in specific real estate development project management.
