The rapid development of economic in China has brought the prosperity of the real estate industry, China's real estate industry has made rapid development and large-scale expansion. And Wuhan, as a second-tier city of China, is no exception. The development of Wuhan real estate starts late, the price is low, and also is underestimated. With the advantage of the urban areas of Wuhan upgraded continuously, Wuhan City real estate has had a rapid development recently. The rapid rise of the price of real estate in Wuhan played a stimulating role on the economic development of Wuhan City. However, in view of the price changes in the external markets such as Beijing, Guangzhou, Shenzhen and other places, the price of the real estate in Wuhan seems in danger now. So there is an urgent need to analyze the development of Wuhan real estate deeply in the current situation. Opportunities and challenges co-exist, under this condition the real estate market in Wuhan City how to make full use of the policy of development of the central region and fully display the urban values to improve and optimize the structure of real estate market is we will study in this paper.In this paper, we study the present situation of Wuhan real estate market by investigating the background of real estate and economic in Wuhan. Then four aspects of the operating characteristics of Wuhan real estate market are analyzed in depth. At last, with the summary of the factors affecting the real estate industry we forecast the development tendency of Wuhan real estate market and give consumers and housing developers a reference to the future.In details, this paper argues that the real estate market in Wuhan City has the following trends:1. As the result of good development of the Wuhan economy, demographic dividends factor as well as the dominant position of living demand, Wuhan real estate market will continue to maintain a good momentum of development.2. Because of the government's plan layout, the rapid development of the property market in Wuhan City promotes the development of suburb property market, or even the market of the outer suburbs of the city. "return to the suburbs" and the tend of suburban housing in the real estate market in Wuhan is inevitable.3. Government makes more efforts to resolve the issues of real estate supply structure.Becasue of the incomplete housing supply structure,the government will invest more to make the Residence houses for low-and-medium wage earners efficiency.And in the long terms the on hire of Residence houses for low-and-medium wage earners and the restricted housing will fill the gap among commercial residential building,the Residence houses for low-and-medium wage earners and low-cost housing. The housing supply structure in Wuhan City real estate market will change,and the proportion of the Residence houses for low-and-medium wage earners will increase,this will helps a lot in resolving the issue of housing for low-income groups, and the restricted housing will avoid embarrassment for those who are neglected in the housing structure mentioned above.The supply structure of real estate in Wuhan will be more reasonable,and the whole real estate market will be more prosperous.
