With the industrialization, urbanization and modernizationin China, the real estate industry has become an important role of China’s economy at achieving stable and rapid development, and closely related with people lives. In recent years, with constantly improvement of China’s comprehensive national strength, people’s standard of living increase in demands which especially in housing.Meanwhile, that unhealthy rising of housing prices not only had bad effects on the steady economic development, but also greatly affected the quality of residents’ daily life.Housing price has become an important economic and social problems, and received extensive attention of all social strata.Throughout the various factors which influence the real estate price, there is economic factor, policy and others such as buyers demand, also real estate location, surrounding environment, regional factors such as facilities, the residents’ consumption ability, and individual factors.Today, in the analysis and researcheson the price of real estate, the majority still remain in the qualitative and quantitative research study which is mainly apply western data analysis model.Due to the information asymmetry, we are unable to determine the degree of effect of various factors on the price of real estate, even determine the various elements of the changes in prices of real estate accounted for the proportion, which leads to us unable to accurately predictnumerically the real estate market prices.For consideration of the above problems, this paper forecastto "trend forecast" instead of "price forecasts model based on Fuzzy Theory in the real estate market, the distance axioms, axiom of order, dialectical logical axioms, human axiom, and combined with determination and uncertain factors existing in the real estate market, through the use of x single factor periodic structure model "and" x six elements of the periodic structure model "and empiricallyresearch target of the real estate market" the cycle of the relative position and speculate on the possibility of its future trend of the time,thenestimate the target of the real estate market present situation and the future development trend.In this paper, our research is focused on the analysis of Jinan in 2015 real estate market data, and predict the trend of the development of the real estate market in 2016.The research on existing Jinan splitting and identify influential factorsin the real estate market, also we determine the weight with the analysis of real data base, whicn needed us must have goodjobbing experience and be familiar with literature.Our research significance is to provide new thought for the research on the real estate market uncertainty decision-making, and to predictthe future development direction of real estate industry.As a starting point,we analyze and judge the inner and outer factors influencing the real estate market.This thesis consists of four parts.The first part is an introduction, we analyzethe real estate market development situation in the Jinan and other domesticcities, expound the status of real estate research. The second part discussed the theoretical basis, and focus on the fuzzy decision model.The third part mainly analyzes the elements affecting, the author believes demand factors, buyers’ ability, housing location, the stage of regional economy development, housing and policy are the largest weighting factors.Finnal part is conclusion.
