The real estate is an industry which the capital is dense,period of development is long, investment is considerable and time of capital return is also long.From several taches of credit financing,gain of ground and sale if buildings,macro-control which from 2003, brings strong pound to real estate industry.So in several real estate enterprises,there appears capital lack,even in danger of capital rupture.Once capital rupture,it will take huge risk to real estate enterprises and other interrelated financial organization.Even the large-scale enterprises will also take great pressures if money was draw in more and more tighten.So for large amount and infirm strength medium and small-sized real estate enterprises,the capital modality is more austere.Financing problem becoming the core for medium and small-sized real estate enterprises to face challenge strive for survival and promote to develop.The article contains two parts of contents.First part analyzes flow of development item and interrelated expense composing in real estate enterprises.The purple if introducing real-estate financing is raising money to pay interrelated expense of real estate development.Then it distinguishes the financing way of resent medium and small-size real estate enterprises.From the difficult financing situation,it analyzes the result of the jam.Last,it brings forward the countermeasure of how to solve the difficulty of financing in medium and small-size real estate enterprises is to improve the diathesis inside,and contract new-style diversified financing system.The second part as basic as theory structure of real estate enterprises.Though way of contact as instance,enucleate they should choose the lowest cost program to optimize financing structure in enterprises.Then though way of hiberarchy,it analyzes how to optimize financing policy in medium and small-size real estate enterprises.Though combine of theory investigation and demonstration analysis,it provide a effective analytical point of view,thought of way and method for Chinese medium and small-size real estate enterprises to fabricate diversified financing system and optimize financing structure.
