The real estate appraisal as a necessary work of the real estate development and management process has already been attached importance by people. With the continuous development of society and economy, the applied fields of real estate appraisal will become wider and wider. In our country, the step of the study on real estate appraisal is relatively later. The theories and methods still stand in the questing period, and it mainly gets the lights of theother nations or regions. Therefore, it is of great significance to perfect the real estate theoriesand methods in our country.The thesis illustrates the points through the analysis of form, sort, influencing factors of the price of real estate, the principle, procedure of the real estate appraisal, methods, etc. Then,it summarizes and analyzes real estate appraisal methods-market comparison approach,which are the most basic and the important. Lastly, the thesis compares and gives the study onmarket comparison approach and other methods.The thesis study deeply on improvement of market comparison approach has been widely used and has the prominent position among the appraisal approaches. So the thesis makes the exploring analysis and solves the problem in the following aspects: problems of market comparison approach that how to eliminate variation caused by estimators' subjective consideration, the scientific choice of optional instances, confirm the amendatory coefficient of territorial and separate factor, confirm the appraisal result rationally. Firstly ,the author sets up the principal components analysis model to choose the comparable instances .In application of the model, two calculating methods are advanced responding to fix membership grade and weight,two issues still not satisfactorily explored,and in the way, the degree of precision is improved. Secondly, the author believes that the rights and interests of real estate should not be ignored in elements-revising and put forward new calculating method of revising elements. Thirdly, the uses of principal component analysis and linear regression completed correction; Finally, the comprehensive price is figured out with the help of the principal components analysis. All the above revisions are based on the calculations in evaluating case. Thus the feasibility is improved.
