| With the boost of the standard of the people's material life, that every person has his own house is not only a shared desire for the general public, but also a serious guarantee for the government to build a harmonious society. It is the bounden duty of the government to make the people live a stable life and enjoy their work.The price of commodity house in China has been keeping rising rapidly since 2003. In cities like Shanghai, Beijing, Guangzhou and Shenzhen, the housing prices increase even more enormously. Though the government has successively adopted a set of measures to regulate and control the overheated real estate market, there is little achieved. This paper analyzes the relationship between commercial housing and the real estate industry and that between macro national economic cycle and the real estate industry. It also offers an analysis of the development trends of the real estate industry in the different development stages of China's economy after comparing the conditions of real estate industries in the developed countries like America and Japan. Besides, this paper analyzes, guided by the basic economic theories, various factors affecting the pricing of commercial housing and aims to find out why the housing prices keep soaring and stay high, and it finds out the main causes of the price fluctuations of commercial housing based on the empirical statistics of the housing market in Beijing in recent years. Moreover, this paper reviews the process of the government's adjustments and regulations on the real estate industry since 2005 and makes an analysis on the reasons of little achievements. In this paper, an individual part is made to give some advice that tax should be levied in the possessive link because the failure of this tax collection imposes great influence on the prices of commercial housing. |
