The Tiexi district of Shenyang is a model old industrial district in China. Most scholars study it on its industry and industrial colony. In 2002 year, the Tiexi old industry district and the Shenyang economic development district are merged as the new Tiexi district. This action has not only saved most of State-owned businesses of the old Tiexi district , also enabled the Tiexi area to become the new real estate point of growth in Shenyang. At present, the real estate of new Tiexi district is at the rapid development stage, the house price growth rate is large, and is the most typical district in the whole Shenyang city.Therefore this article from geography position and other influencing factors angle, uses the methods of investigating on the spot and example contrasting. It compares the new Tiexi house price from both the new estate and the second-hand house two aspects, both in and outside the district, and summarizes the house price influence factors such as economy, material, and region. It has further revealed the relations and the rules between the region reforming development and the change of real estate price, it has also summarized the region reforming pattern that take the real-estate development as the forerunner, which provides reference for other reforming industrial cities or regions.The main frame of this article is as follows:First, through the comparison of both the new estate and the second-hand house price of the new Tiexi district and other districts in Shenyang city, we can obtain a conclusion that in the five districts of Shenyang city, both the new estate price and the second-hand house of new Tiexi district is the lowest.Second, according to the new Tiexi area actual situation, we select the economy, material and the region influencing factors to analyze the new Tiexi district housing price and conclude how the various factors affect the house price.At last, through the comparison between the present real estate of Shenyang and the whole nation, we can judge that the house price of Shenyang city will continue rise in the future. Through summarizing the region reforming pattern, which is emptied the cage for changing bird, we obtain a new region reforming pattern that take the real estate industry development as forerunner.
