The management of the real estate project is very important for the real estate developing company. The development company's frontal abortive scheme, market research, feasibility verification, economical appraisal and final marketing scheme would be realized through the final product of project management. The Real Estate has a classic project-operating character: a long period commonly (housing-residences , about 15 months; the commercial Real estate, above 25 months) .During this long period scientific cost-controlling is very important.This paper takes Lubang Plaza project as a example, makes a deep research on cost management of real estate project and combines theory and solution of cost management to real estate project. By the practical cost analysis of Lu Bang Plaza project, We hope the result of this paper can do its own contribution in enhancing of real estate cost management quality for real estate company.First gives general introduction of real estate cost management, Lubang Real Estate and the project background of Lubang Plaza, then raises a point about Lubang Plaza's management of project constricting cost, analyses the point's research meaning, explains the article's construction briefly.One part is cost programming analysis of Lubang Plaza, by using the method of WBS, this paper gives the WBS of Lubang Plaza project and use the WBS to program its project cost. Then, according to the orientation of the project and historical cost management data of the company, using the method of comparing and evaluating it decides the appraisal cost. And on the basis of appraisal cost, gether with the project distraction map. This paper decides the budget cost of the project. Finally, on the basis of budget cost, through discussion and appraisal, it decides the goal cost of Lubang Plaza project. The second part, it gives the project a basic orientation then through the using of supply-demand analysis, regional competition analysis and SWOT analysis; it gives the gist to project development's decision-marketing. On the base of cost management and the development flow, the article puts forward the idea to control the project-development cost through the primary channel such as program designing, bidding and inviting public bidding, constructing ending. It discusses the primary phase's flow of cost-controlling deeply during the time of program-designing, bidding and constructing. At the same time, the article gives the demonstration using quota designing and value engineering.At last, this paper uses earned value management theory to forecast and analysis the project cost, it finds out that expenses are a bit more than budget, cost control has basically matched the goal but the construction speed has delayed about 30%. The research has shown that clue to the timing changes of artificial defensive engineer, delay of the project construction and the excess of some expense, we sometimes need to adjust policies about cost control and on-site cost management, all the budget people should go to the construction site to ensure the necessary changes to be replied accordingly. By this way can the goal cost be reached successfully.The last chapter: In this part, it anatomizes the Lubang Plaza's experience and shortage during the construction process, points out the direction of development is cost-controlling system, we should use all kinds of cost management software actively and supply a more comprehensive control to Real Estate development cost.
